SB 1211 setback requirements
Four-foot side and rear setbacks. 18-foot height limit. The objective standards explained.
SB 1211 imposes objective setback minimums: 4 feet from side and rear property lines for detached ADUs. The front-yard setback is whatever the underlying zoning requires for the primary structure.
Cities cannot impose larger setbacks under the guise of design review. They can require larger setbacks if a parcel-specific objective standard (fire-access easement, drainage, etc.) demands it — but the burden is on the city to articulate the standard.
